Free Market Evaluation (CMA)
Zillow.com is fun and it is a place to start, but do you really need to know what your home should sell for? Relative issues that Zillow or any other automated service don't necessarily monitor like I do are:
- The current statistical number of buyers closing deals in the surrounding areas
- What those buyers have been paying for neighboring properties relevant to your home
- Available inventory levels and the rate of absorbtion regarding that excess inventory
- How much time and tolerance do you have in regards to liquidating your existing property?
I prepare each CMA using some very sophisticated tools and software that will provide data and facts not just hopes, wishes and opinions. I also aproach each analytical task from personal and sensitive standpoint. I always keep in mind two things; "What if this were my house? Where would my wife and I be on this, given the personal details of the seller's situation, the current set of data and the state of the market today?"
